What a full replacement actually includes

Most North Bay roofs come off for one of four reasons: the composition shingle has reached the end of its service life, a leak has been chased for two winters and never fixed, an insurance or fire-rebuild scope calls for a new Class A assembly, or a remodel has changed the roofline. We quote all four honestly — including telling you when a repair is still the better spend.

Tear-off is where the real information is. Once the old covering is off, we walk the deck and look for delamination, dry rot at the eaves and valleys, undersized or missing sheathing clips, and the soft spots that always sit under a long-running leak. Anything that will not hold a fastener gets replaced before new material goes down, and we show you what we found rather than quietly covering it.

From there the assembly goes back together in order: synthetic underlayment, ice-and-water membrane in the valleys and around penetrations, new metal at the eaves, rakes, valleys and every wall termination, then the finish material you selected. Pipe boots, vents and any skylight curbs are replaced or re-flashed at the same time — reusing tired flashing under a new roof is the most common way a new roof leaks in year two.

Ventilation gets checked as part of the job. A great deal of North Bay attic condensation and premature shingle aging traces back to intake and exhaust that were never balanced, and correcting it during a re-roof costs a fraction of doing it later.

    Material and color selection

    We lay out the realistic options for your roof pitch, structure and budget: architectural composition, standing seam metal, tile or a low-slope membrane on the flatter sections, and where a Class A fire-rated assembly is required or worth choosing.

  3. 03

    Protection and tear-off

    Landscaping, decks, pool surrounds and AC units are covered before the first shingle comes off. Tear-off runs to bare deck so nothing is guessed at.

  4. 04

    Deck repair and dry-in

    Damaged sheathing is replaced, the deck is fastened off, and the roof is dried in with underlayment as each section is opened, so the structure is not left exposed to the weather.

  5. 05

    New assembly and flashing

    New edge metal, valley metal, wall and chimney flashing, vents and pipe boots go on with the new roofing — every penetration gets new hardware.

  6. 06

    Cleanup and final walk

    Debris hauled away, the drives and lawn swept for nails, then a walkthrough of the finished work and what we corrected along the way.

How long does a roof replacement take?

Most single-family North Bay re-roofs run a few days from tear-off to final cleanup, depending on square footage, pitch, how many layers come off and what the deck looks like underneath. Tile, metal and multi-material roofs take longer. We give you a schedule with the estimate and tell you promptly if the deck changes it.

Do I have to tear off the old roof, or can you go over it?

California allows a limited number of layers, but overlaying hides the deck — which is exactly where the information is. We tear off to bare sheathing so rot, delamination and old leak paths get fixed instead of buried under a new roof.

Can you work with my insurance or fire-rebuild scope?

Yes. We can quote against an adjuster's or builder's scope and point out where the assembly specified does not match what the roof actually needs. Send us the scope with your estimate request.
